Top Performance T.C. Inc. provides Transaction Coordination & Short Sale Negotiation services for Real Estate agents.
· Upload file into Compliance System/Broker
· Communicate with New Home Builder & Title to complete file
· Audit file to ensure broker compliance
· Confirm commissions & review commission demands category
· Assist listing agent with listing agreement & seller disclosures (listing commission & terms information required)
· Upload listing into MLS (upon agent request with MLS profile sheet)
· Submit disclosures to seller for completion & signature
· Pre-open escrow (upon agent request)
· Assist agent with additional disclosures that may be required during the duration of the listing
· Update MLS status (upon agent request)
· Send introductory email to all parties involved stating contractual deadlines & title information
· Submit disclosures & reports available to buyer’s agent/buyer
· Monitor & manage contingency removals
· Pre audit file throughout transaction to insure DRE compliance (we have 7 scheduled audits throughout the transaction)
· Confirm commissions & review commission demands
· Provide Google Drive Archive File at the end of the transaction to the agent & client
We do not have a cancellation fee. If the transaction cancels we do not get paid.
